Washington Township Zoning Ordinance, Article 5.0 Site Standards, Section 5.13 Environmental Provisions, E. Natural Resource Protection, 1. Natural Resource Greenbelt, a.
Purpose of request:
To request a variance, which if granted would allow:
The creation of a natural buffer easement within the boundary of units 6-12, and
The 25-foot undisturbed greenbelt area to encroach slightly within the boundary of units 13, 17 and 19.
The ordinance requirement states that a 25-foot undisturbed greenbelt shall be preserved around the boundary of any state-regulated wetland and all other flagged wetlands which are intended to remain on site, and from the ordinary high-water mark of any inland lake or pond, streams, creeks or drains (improved or unimproved). Specifically, for residential developments, the required greenbelt shall not be part of a lot.
